Refinance and equity decisions

A refinance, cash-out refinance, or HELOC can change a rental's cash flow and your flexibility. We help you decide whether one is worth exploring at all.

Short answer. A refinance, cash-out refinance, or HELOC is worth exploring only when it serves a specific goal and still leaves the property with healthy cash flow and reserves. Doing nothing is often the best option, so compare it first.

Look at the property before the loan

The question is rarely which loan. It is what you want the property and the equity to do. A refinance can lower a payment or reset a term. A cash-out refinance or HELOC can fund a renovation or the next purchase. Each one also changes your risk: a higher balance, a new rate, and less cushion if a tenant leaves or a roof fails.

Compare the alternatives honestly

Pulling equity out is one option. Selling is another. Doing nothing is a third, and often underrated. We lay out what each does to monthly cash flow, reserves, and flexibility so you can decide whether it is worth talking to a lender at all, and what to ask when you do.

Questions we work through

  • Would a refinance improve cash flow, or just reset the clock?
  • What happens to reserves and risk if I pull equity out?
  • Cash-out versus HELOC versus selling: what does each change?
  • What should I ask a lender?

What you leave with

  • A clear yes or no on whether to explore financing
  • The cash flow and reserve impact of each option
  • A short list of questions for any lender you contact
